(ARA) - Buying a home is one of the most important decisions a person can make. After years of living with parents, with college classmates in dorms, or alone in an apartment, the time may come that buying a house or condominium will improve one’s financial stability and sense of personal security.

“There are advantages and disadvantages to both purchasing a home for a primary residence and renting temporary living quarters,“ says Peter Palko, adjunct instructor at Brown Mackie College -- Findlay. “I recommend that buyers take a broader, more flexible approach to buying property by maintaining alignment with their short and long term personal and financial goals. Spend as much time and effort shopping for a mortgage as you do shopping for a house.”

While renting does have its benefits -- for example, fixed costs for the lease term, generally less work in property maintenance, and smaller upfront investment -- Palko believes that the advantages for buying outweigh the disadvantages.

“The bottom line is, a person will own something with equity growth potential, tax advantages and opportunity to build a respectable credit history,” says Palko. For the first-time buyer, Palko advises the following: “Educate yourself on the types of homes, market conditions and tax implications. Is it a ‘buyers’ or ‘sellers’ market? And finally, secure the help of a professional real estate agent -- a realtor who is a buyer’s agent who represents the interest of you, the buyer.”

Once you decide it is indeed time to buy a home, the next step is to decide where to live, and start saving. “Before deciding to buy a home, you need to take time to reflect and plan,” says Dan McClish, Director of the Business and Accounting Technology programs at Brown Mackie College -- Akron. “Make a list of the things in a house that are important to you.” These items can include the quality of school districts, proximity to stores, hospitals and access to public transportation.

Taking a detailed look at the overall market in the area is important. “If the market area is developing and showing signs of becoming a major commerce area in the near future, then it may be the best time to invest in a home,” says McClish. “However, if the real estate market has remained stable over time, or has decreased, then you may want to consider renting for now.”

Regarding finance, a first-time home buyer should start saving today by setting aside at least 10 percent of his or her income towards the down payment on a future home, according to McClish. “This will give you a purpose and a goal toward home ownership. Even if you are currently renting, chances are, you will eventually want to buy a home. As you aim toward saving for the down payment, start looking at areas in which you would like to live.”

One final piece of advice: “Do not make purchasing a home a last-minute decision,” says McClish. “Do some investigation, and it will pay off in the future.”

Why It’s So Important to Have an Advance Care Plan in Place

(ARA) – The United States population is rapidly aging. According to the Centers for Disease Control (CDC), by 2030, the number of Americans aged 65 and older will more than double to 71 million older Americans, comprising roughly 20 percent of the U.S. population.

Many chronic diseases unfortunately can eventually exhaust all reasonable medical approaches and the patient and family must then navigate this final but important stage of life. Heart failure is one of those chronic diseases which can lead to the need for end-of-life discussions including an advance care plan. The Heart Failure Society of America (HFSA) has put together information on advance care planning to provide not only grace and dignity for the patient, but to help ease the burden of the family.

A good place to start is with an understanding of what such a plan entails. It is basically a written document that helps you ensure that your health care is customized to reflect your personal preferences and health needs, as well as meet your social, cultural and religious requirements. Important things to consider include:

* Whether you want to be resuscitated if your heart stops beating;
* If you want to be placed on a ventilator if you can’t breathe on your own; and
* How you want pain relieved if it develops.

“Discussing end of life issues is not exactly something any of us wants to bring up, but telling people what you want before you become incapacitated ensures that your wishes will be carried out, and protects your family from having to deal with the burden of second guessing whether or not you’d agree with their decisions,” says Barry H. Greenberg, MD, president, Heart Failure Society of America (HFSA), a non-profit organization of health care professionals and researchers who are dedicated to enhancing the quality and duration of life for patients with heart failure and preventing the condition for those at risk.

The HFSA has put together a booklet (Advance Care Planning) focusing on end-of-life issues. This information, which targets heart failure patients, can also be applied to other chronic medical conditions. The booklet explains, in easy to read and understand detail, the various components of an advance care plan, and how to put one together. These include:

* An advance care directive -- This document will provide clear evidence of your wishes regarding treatment and can include a living will, a durable health care power of attorney and a statement about organ donation.

* A do-not-resuscitate order -- This directive made by you or your family in consultation with the doctor, tells doctors, nurses and other rescue personnel what they should or should not do when a person stops breathing or when their heart beats so irregularly as to threaten life or stops beating entirely. A do-not-resuscitate order can include instructions on whether to use different types of methods to revive a person.

* A living will -- This legal document lets a person who is unable to participate in decisions about their medical care to express their wishes about life-sustaining treatment. A living will is usually used during a terminal illness when a person is unable to communicate; it lets you set limits on what is done to you regarding the use of medical treatments such as CPR, blood transfusions, mechanical breathing, surgery, antibiotics, kidney dialysis and invasive measures to provide nutrition and fluids.

* A health care power of attorney -- This allows someone you designate to make all heath care decisions for you, including the decision to refuse life-sustaining treatment if you are unable to make the decision for yourself. You can give someone a general power of attorney or you can limit their decision-making to certain issues by including instructions about your care. For example, you can specify preferences regarding particular treatments such as tube feeding, intravenous fluids and organ donation if you have not covered those subjects in a living will.

* A financial plan -- You and your family may have concerns about paying for medicines, doctor and hospital bills and other types of health care. A financial plan can help you deal with these issues and also provide for your family.

Once you’ve pulled these materials together, you may wish to consult a lawyer to help you ensure that the plan meets your individual wishes and state legal requirements. And be sure that your family knows and understands your wishes for care.

Just hope the whole idea works, even though I have some doubts.SIIA is a good company to work for. It's the few top management people whom, because of selfish reasons may thwart the good intention and objectives of such a meeting.If SIIA get rid of these stumbling blocks, things may be better.Not to worry though because SIIA still has a lot of worthy and good senior staff,whose intentions are to keep the flag flying.The story is the same with the unions. Some top brass in the union, like in cabin screw,abused their positions as union leaders. Some made mistresses out of the stewardesses and dumped them as they got older,only to exchange for younger ones.Ask around and see whether what I have said was the truth. I am sick and tired of these people especially when the management in cabin screw closed an eye to all these wrong doings. Some years ago, Mr. Peanut went with Ms. Waltsing Matilda to Las Vegas for some plastic surgery convention on SIIA, at the expense of Nan-Kutumayam-Fish.
Wah,when on board the plane hor, he asked for all sorts of things leh. Asked the crew whether they know him or not.
They were seated in the business class hor but asked to be served the first class Nan,Kutumayam and Fish with Kidney beans.
But the crew don't have enough to feed the starving f/c passengers and had to refused the demand.
Instead, Mr. Peanut and dat one hor was served "or tau png" or wat ang mor called black bean with rice. They sell this dish somewhere in Jalan Changi Plison leh...hehehe.

We had a report that one of our competitors crews' bunk, on the B747 was The place for a couple who could not, under normal earthly circumsatnces have a baby, had successfully 'made' a 'bunk' baby called Marie.
In view of the above,SIIA management has decided to offer the crew bunks for use by any couple who flies together on all its long haul flights. Its on a first come first serve basis.

Capt. Screwing Senior Stewardess?

Ah Beng," hey Muthu I also heard leh bcos my fliend who was the co-pilot on the same flight was asked by the captain to 'chooeu tong'( be considerate) when the stewardless came into the cockpit. So he left the cockpit for 20 minutes lor,until the captain was leecharged...hehehe....".

On one of their flights recently,Ah Lian and Ah Beng managed to be 'upgraded ' to the first class cabin on SIIA without even paying the fare difference. But how?.........find out.....

The flight from Sydney to Singapore was full in the economy and business class.After lunch was served,Ah Lian pretended to vomit and told the crew she had food poisoning. She "fainted" in the economy cabin and the crew carried her to the first class which had only two passengers.

The crew gave her smelling salt in order to wake her up.It failed because Ah Lian held her breath each time the salt was put under her nose. In the process,the crew paged for a doctor and guess who turned up? AH BENG!

Ah Beng identified himself as a doctor to the crew. He examined Ah Lian and told the crew it was not food poisoning. He pulled the supervisor aside and told him she had an abortion and her blood pressure was below normal. He suggested letting her travelled in the first class because she needs space and air or else she could die.

After checking with the captain, Ah Lian was allowed to sleep all the way to Singapore in the first class cabin. The crew requested Ah Beng to sit next to her so he could monitor her condition. At first,Ah Beng "refused" but after some" persuasion" from the supervisor, he "reluctantly" agreed.

Half an hour before touchdown, Ah Lian woke up and felt "better." The supervisor told them they could disembark through the first class on arrival.

LA Time Difference.

Ah Beng and Muthu were now flying to LA after a short transist in Taipei.Muthu asked,"Beng ha what is the time difference between Singapore and LA ?"..."donno leh but can ask stewardless wat?" came Beng's reply.
So when a trainee stewardess passed by, Ah Beng asked," stewardless wat is the time diffelence between Taiwan and LA huh?" Being her first training flight,the trainee wasn't sure and replied ," one minute sir" and went to the galley to check with her senior. Beng turned to Muthu and said "LA is one minute behind us ok!"

Half way through the flight, Ah Beng who was quietly admiring the sexy American stewardess picked up courage and tried to 'kow sua" (date)her. " "paiseh leh but can..can...go out with me or...or.. not?" he asked in his limited rehearsed English which he just learned from his friend Muthu.
Blondie looked at Ah Beng, smiled and cheekily replied," No Honey,I cannot ".
On hearing that Ah Beng got excited and turned around to his friend Muthu and said," Wah lau eh! if I got honey for her,she can go out with me meh, so easy one this ang moh char bor?".

Ah Beng upgraded to first class cabin.

On a flight to Taipei from Singapore, the flight was full and by sheer luck or some bookies'connection with Screwpore Infamous Idiotic Airlines (SIIA), Ah Beng was upgraded to the first class.
Ah Beng tried to impress the crew as well as the first class passengers by drinking Dom and requesting for western food. When the caviar trolley came around, Ah Beng asked the crew what were they serving. "Caviar" replied Blondie the American stewardess. "Caviar?....I lup caviar", Ah Beng said to the stewardess. Then, the crew asked him if he wanted chives,chopped onions etc, to go with the caviar?....Beng replied with much assumed confidence.."ya everything is ok lor... except the black,black thing".
